So the current holiday real estate numbers are as follows:
There are 12 ACTIVE Lake Oswego waterfront homes for sale in the MLS. Active homes for sale in this waterfront real estate market range in price from $1,387,500 to $15,000,000. The average list price is $4,104,367 and the median list price of these is $2,475,000. The average dollar per square foot is $660. Days on Market: range is from 36 to 325 days with a median DOM of 143 days. Not just waterfront, but waterfront homes with views of Mount Hood, too. Amazing and beautiful properties!

Pending homes for sale on the lake and canals of Oswego Lake: There are five waiting to close in escrow. Escrow does tend to be longer during the holidays so people can get through the holiday uninterrupted. Pending Lake Oswego waterfront homes range in price from $1,400,000 to $4,750,000 with an average of $2,603,000 and median list price of $2,395,000. The average dollar per square foot of these based on their listing price is $630.
SOLD in the last 30 days: Just one. It’s the holidays so this is to be expected. Here is the listing sheet on it: 3796 Lakeview Blvd This Lake Oswego waterfront home on Lakeview Blvd is right next door to the Lake Grove Swim Park. It was on the market with a different broker for 448 days and sold for $1,840,000. It is a contemporary stucco 3 bedroom, 2 bath 4150 square foot home built in 1998. It sold for $443 a square foot. The home was originally listed for $2,995,000 when is came on the market in July of 2014. After three price drops, its listing price became $1,995,000 and it sold for 92.23% of that at $1,840,000, but 61.44% of its original list price.
Final Notes – Inventory is low. There are only 12 Lake Oswego waterfront homes available. This does not include any possible riverfront homes or waterfront condos – just single family residential.
