We actually just closed on a fabulous Lake Oswego waterfront estate on the North side of the lake. 1870 Twin Points Road had previously been listed by other Lake Oswego Realtors in town and we took it on and were able to sell it! We closed the lakefront property at $2,100,000 last week! According to the RMLS this AM, there are 13 Lake Oswego Lakefront Properties for sale currently ranging in price from $1,445,000 to $15,000,000 with an average list price of $3,888,231 and a median list price of $2,695,000. The average dollar per square foot on these waterfront homes on the lake is $736 which is quite high when compared to the average dollar per square foot of the five recent solds which is $564. Obviously, there is one throwing the numbers off. The median days on market for these is 69 days with a range of 5 to 323 – again with one throwing the numbers off so good to look at the median.
There are three pending Lake Oswego waterfront homes for sale ranging in list price form $1,098,000 to $2,695,000 with a median list price of $2,185,000, average dollar per square foot of $582, and a median days on market of 206 days.
In the last month, five Lake Oswego waterfront homes have sold and closed in escrow according to the RMLS. These ranged in price from $980,000 to $5,400,000 with a median sold price of $1,900,000 and a median days on market of 46 days (range of 0 to 624) and again an average dollar per square foot of $564.
