It’s official! School has started and the summer season is drawing to a close. We have been extremely lucky this year with what seems like longer warmer days than usual, but we are in fact heading into the cooler temps so let’s take a look at what has been going on in the Lake Oswego waterfront homes market.
The following data is from the RMLS and compiled by me for Lake Oswego waterfront properties in the last 30 days of our real estate market. It is for Lake Oswego waterfront homes which are specifically Oswego Lake LAKEFRONT homes. I do consider homes in the canals and bays of Oswego Lake to still be Lake Oswego lakefront homes, but I am specifically not including Willamette River waterfront homes.
Active Oswego Lakefront homes for sale currently in the RMLS:
There are 27 Lake Oswego waterfront homes that are listed as active and for sale currently in the MLS. I also know of at least two off markets which are not in the MLS currently. Of the lakefront homes in the RMLS, the price ranges from $699,000 to $10,500,000 with a median list price of $2,199,000. The median days on market is 87 days.
Pending lakefront Oswego Lake homes for sale in the MLS:
There are 6 Lake Oswego waterfront homes for sale that are currently in escrow and also the MLS. Again, there are a few off markets as well, but these numbers are not included in the official RMLS numbers and stats here. Please let us know if you want more info on these. The lakefront homes in escrow range in price form $574,000 to $2,895,000 with a median list price of $1,425,000. The median cumulative days on market for these is 241 days.
Surprisingly, there are NO sold lakefront Oswego Lake properties that closed in the last 30 days in the RMLS. August typically is slow and this August was slow. As a buyer this is a good opportunity to find a Lake Oswego waterfront home for sale and be able to negotiate a good price.
As a seller of a waterfront home, it is important to look at the lack of movement in the market in the last 30 days and realize that perhaps more aggressive actions are needed to grab the attention of the buyers who are out there. Most of the buyers I have run into lately are current Lake Oswego residents who are interested in moving up to waterfront if the price is right. It is an opportunistic approach rather than what we have typically seen. More passive and watchful and careful. Aggressive actions would include significant changes in both marketing and pricing.
